International  /  Master Planning  /  On The Boards   /  Urbania San Borja Hospital and Mixed Use Development²

Mixed use development of a 6.5 acre site in south side of Lima for Community Hospital, multi-family housing, Interbank, commercial office space, and retail. The site is located in southern Lima at the intersection of Angamos Este a 6 lane roadway and Av. Galvez Barrenechea in a high density residential neighborhood directly to the east and north of the site. On the south end of the property near Angamos Este is an existing department store with surface and rooftop parking.

The planning design concept has two dominant anchors, 20 story hospital at the north serving the residential neighborhood and the 24 story Interbank building at the south end facing the high density traffic of Angamos Este. The multi-family housing is located along the eastern edge facing an existing multi-family residential neighborhood. Commercial office space is located along the west edge and the southeast corner of the site. A large retail center is located partially below grade and above the existing department store. This planning design enables a multilevel landscape in the middle of the site making pedestrian circulation connections along with outdoor respite areas to all venues.
